Hilton Head & Bluffton Real Estate Market Update | September 2026

September 2026 Lowcountry Real Estate Market Update: What Buyers and Sellers Should Know

The latest numbers are in, and September’s real estate market across Hilton Head Island, Bluffton, Hardeeville, and the surrounding Lowcountry tells an interesting story.

At first glance, the regional market looks remarkably steady. The median sales price reached $535,000 in September 2026, up 1.5% from September 2025, while 461 properties closed, almost identical to the 462 sales recorded a year earlier.

But once you look beyond the regional averages, the picture becomes much more interesting.

Hilton Head Island’s detached home market remains firmly in luxury territory. Bluffton has fewer homes available but relatively stable year-to-date pricing. And Hilton Head’s condo and villa market posted one of the largest year-over-year increases in September’s median sales price.

For buyers and sellers, that means local knowledge matters more than ever.

Hilton Head Island Detached Homes: Luxury Prices Remain Resilient

Hilton Head Island’s detached-home market continues to demonstrate the strength of the island's higher-end residential sector.

According to the September report:

Median Sales Price: $1,300,000
Year-over-Year Change: +0.2%
Closed Sales: 69
Closed Sales Change: -6.8%

The median price has essentially held steady compared with September 2025, even as the number of transactions declined.

Another important number is inventory.

Only 221 detached homes were available for sale, down 19.6% from the previous year, while new listings declined 25.7%.

That matters.

Hilton Head buyers may be taking longer to make decisions, but they are also shopping within a market where the supply of detached homes has contracted considerably.

Looking at the broader January-through-September period provides additional perspective. Hilton Head's year-to-date median price for detached homes reached $1.2 million, up 1.3%, while average days on market increased substantially to 113 days.

What does that mean for Hilton Head sellers?

A lower supply of homes doesn't automatically mean every property will sell quickly.

Today's luxury buyer is selective. Location, community, condition, renovations, amenities, insurance considerations, and pricing all influence how an individual property performs.

Properties that are positioned correctly can stand apart from the competition. Those that enter the market overpriced may still sit, even when overall inventory is relatively limited.

Hilton Head Condos & Villas: September Prices Jump

The condo and villa numbers deserve attention.

September's median sales price reached $532,500, up 18.3% from September 2025.

At the same time, closed sales declined 12% to 66 transactions.

That 18.3% increase is impressive, but it needs some context.

Through the first nine months of 2026, the median condo and villa price was $525,000, just 1% higher than the comparable period in 2025.

In other words, September was a strong month for median pricing, but it doesn't necessarily mean every Hilton Head villa increased in value by 18%.

The mix of properties that happened to close during a particular month can significantly influence a monthly median.

For anyone buying or selling a Hilton Head villa, I would pay much closer attention to recent sales within the specific community or complex than to an island-wide statistic.

Sea Pines, Palmetto Dunes, Shipyard, Shelter Cove and other Hilton Head communities can have dramatically different pricing based on location, view, beach access, rental potential, renovations and ownership costs.

Bluffton: Fewer Homes for Sale, but Buyers Have Time to Be Selective

Bluffton's September numbers tell a different story.

For ZIP codes 29910 and 29909:

Median Sales Price: $519,145
Year-over-Year Change: -3.0%
Closed Sales: 188
Closed Sales Change: -6.0%

A 3% monthly decline in the median price might sound significant, but the broader numbers show a much more stable market.

Through September, 1,810 Bluffton properties had closed in 2026, up 5.7% from the same period in 2025, while the year-to-date median price was essentially unchanged at approximately $537,000.

One of the most notable Bluffton statistics is actually inventory.

Available properties fell 19.6% year over year, from 845 to 679, while September new listings dropped an extraordinary 45.6% compared with September 2025.

At the same time, properties are taking longer to sell over the broader year.

That creates an interesting environment: less inventory does not necessarily mean frantic buying.

Realtor.com also characterized Bluffton as a buyer's market in its September data, reporting a roughly 97% sale-to-list ratio and a citywide median listing price of approximately $547,500.

For buyers, that can create opportunities to be thoughtful about price, condition and terms rather than simply reacting to the asking price.

For sellers, it reinforces the importance of getting the price and presentation right from the beginning.

Hardeeville Continues to Tell Its Own Story

Hardeeville stood out in September.

The median sales price reached $535,000, up 8.1% year over year, while 43 properties closed an increase of 38.7% from September 2025, according to the Hilton Head Area REALTORS® snapshot.

That is a very different trajectory from Hilton Head and Bluffton.

It also illustrates why buyers relocating to the Lowcountry shouldn't limit their search too early.

Depending on lifestyle, budget, and desired amenities, the choices can extend from Hilton Head Island and Bluffton to communities throughout the greater Lowcountry.

A Market with Fewer Listings, But There Are Longer Decision Times

Perhaps the most revealing part of September's data isn't price.

It's the relationship between inventory and time on market.

Across the broader Hilton Head Association region, September produced only 441 new listings, down 35.7% from a year earlier. Regional inventory was also lower, yet the rolling 12-month average days on market increased from 81 days to 131 days.

That's an unusual but important combination.

There are fewer properties available, but buyers aren't necessarily rushing to purchase them.

The wider Hilton Head–Bluffton–Beaufort metro data reinforces the slower pace. Realtor.com data reported through the Federal Reserve showed a 92-day median market time in September, approximately 19% longer than a year earlier.

For sellers, this makes pricing, preparation, and marketing more important, not less important.

The $1 Million+ Lowcountry Market Remains Important

There's another number that stands out for anyone following luxury real estate.

On a rolling 12-month basis, pending sales in the $1 million-plus category increased 10.1%, while pending activity for properties with four or more bedrooms increased 13.1%.

That's particularly relevant in a market such as Hilton Head Island, where September's median detached-home sale was already $1.3 million.

It suggests that higher-end buyers haven't disappeared.

They're simply operating in a market where they can afford to be more discerning.

And that distinction is important.

What Buyers Should Take from the September Numbers

If you're considering purchasing in Hilton Head Island, Bluffton, or elsewhere in the Lowcountry, don't assume that a lower-inventory market means you have no negotiating room.

Look closely at:

  • How long the property has been listed
  • Recent comparable sales within the community
  • Price reductions
  • Property condition and renovations
  • HOA or POA costs
  • Insurance and flood considerations
  • Rental restrictions, where applicable
  • Seller motivation
  • How the asking price compares with actual recent closing prices

A home that's been on the market for several months may present a very different opportunity from a property that was listed yesterday.

What Sellers Should Take from the September Numbers

For sellers, September reinforces a basic principle: the first price still matters.

Buyers have access to more market information than ever, and they're paying attention.

Even with fewer competing listings in several Lowcountry markets, an overpriced home can lose its initial momentum and ultimately require a price adjustment.

Professional presentation, strong photography and video, digital marketing, accurate pricing, and an understanding of the property's competitive set are increasingly important.

One Lowcountry. Many Different Real Estate Markets.

Perhaps the biggest takeaway from September is that there really isn't one "Lowcountry real estate market."

A $1.3 million Hilton Head detached-home market is behaving differently from a $532,500 condo and villa market.

Bluffton's $519,145 median comes with its own inventory and buyer dynamics.

And Hardeeville just recorded an 8.1% increase in median price and a 38.7% jump in September closed sales.

Even within Hilton Head and Bluffton, the differences between individual communities can be substantial.

That's why broad market statistics are a useful starting point — but they're rarely enough to make a real estate decision.
