From January through August 2026, the median price of a detached home on Hilton Head Island was $1,175,000. For the same months of 2025 it was also $1,175,000. Over that stretch, the time from listing to sale went from 65 days to 113. Condos and villas showed the same pattern. Their year-to-date median held at $525,000 in both years, while days on market rose from 85 to 131.
So prices are holding, and the island's market has adjusted through time. For a buyer comparing communities, that shift matters more than any headline median, because the slowdown has not spread evenly. Some villa markets are closing more sales at stronger prices than a year ago. Others now take twice as long to sell, at lower prices.
Flat to the Dollar, Slower by Weeks
All figures below come from the Hilton Head Area REALTORS® Local Market Update for August 2026, which runs through September 10, 2026. As of mid-October, it is the latest set posted. Here are the year-to-date totals for the whole island, January through August, 2025 against 2026:
- Detached homes: median $1,175,000 in both years. Closed sales fell 3.1%, from 635 to 615. Days on market rose 73.1%. Sellers received 96.5% of list price, down from 96.8%.
- Condos and villas: median $525,000 in both years. Closed sales fell 1.3%, from 602 to 594. Days on market rose 54.3%. Sellers received 96.4% of list price, down from 96.5%.
The list-to-sale ratio explains the rest. If sellers were cutting prices to compete, that ratio would have dropped. It barely moved. The data fit a market where sellers held their asking prices and waited longer for buyers who would pay close to them. Sales volume dipped only a few percent, so buyers are still buying. They are just taking longer to commit.
Supply shrank on the detached side too. By August 2026, detached-home inventory on the island was 216, down 20.6% from 272 a year earlier. Usually less inventory means faster sales. On Hilton Head this year, homes sold more slowly even with less to choose from.
Why August's Monthly Headlines Mislead
If you follow the monthly reports, August 2026 looked dramatic. The island-wide villa median jumped 13.8% from August 2025. The Palmetto Dunes detached median rose 78% to $4,975,000, on two closed sales. Its year-to-date median rose 3.7%. Wexford's August median rose 85.5% on a single sale, while its year-to-date figure rose 5.5% to $2,215,000.
The reports carry their own warning: percent changes "can sometimes look extreme due to small sample size," and the medians do not account for sale concessions. In a gated community where two or three homes close in a month, one waterfront sale can move the median by seven figures. The year-to-date columns are much less sensitive to that. Across most communities they tell the same story as the island totals: prices close to last year, and timelines much longer.
Where the Clock Ran Fastest
Rising prices did not protect a community from the longer wait, and in one case the slowdown outran the island's.
Hilton Head Plantation is the clearest case. Its year-to-date median rose 5.8% to $935,000, and sellers received 97.2% of list price in both years. Days on market more than doubled, though, from 46 to 97. Homes there are selling for more and taking longer to sell, both at once.
Sea Pines detached homes look like the island totals. The year-to-date median was $1,767,500, up 0.3%. Days on market went from 65 to 111, and August inventory fell 30.2% to 37 homes.
Port Royal and Windmill Harbour both had lower year-to-date medians, down 19.1% and 17.7%. Days on market rose 78.9% in Port Royal and 81.6% in Windmill Harbour. Each closed fewer than 40 sales year to date, so a few transactions can shift those figures. The Port Royal report also leaves out equity share properties.
Among detached homes, the longer wait is nearly universal, and price is what varies by community. Among villas, both price and pace split.
The Villa Market Split in Two
Year-to-date figures for condos and villas, January through August, 2025 against 2026:
| Area | YTD median, 2026 | Median change | Days on market, 2025 → 2026 | August inventory change |
|---|---|---|---|---|
| Sea Pines | $852,500 | +10.7% | 62 → 94 | 33 → 23 |
| Palmetto Dunes | $749,450 | -0.7% | 74 → 114 | 58 → 52 |
| Shipyard | $625,000 | +2.9% | 98 → 159 | 21 → 25 |
| Forest Beach | $477,500 | +1.1% | 94 → 137 | 82 → 100 |
| HH General | $286,000 | -10.6% | 73 → 146 | 134 → 150 |
Sea Pines villas are the one segment on the island where prices, sales volume and supply all point toward a stronger market. Year-to-date closed sales rose 14% to 98. Sellers received 98.2% of list price, the highest ratio in these reports. Inventory fell by almost a third. Even so, days on market rose about a month, from 62 to 94. Even the island's strongest villa segment took longer to sell than it did in 2025.
"HH General" is the report's label for condos and villas outside the named communities, and it sits at the other end of the scale. Its median fell to $286,000, closed sales fell 8.3%, and days on market nearly doubled to 146. It is the only area in the table where the median fell and inventory rose in the same year. Forest Beach and Shipyard fall in between. Prices there were roughly flat, but inventory rose. Shipyard's year-to-date closings fell 31.3%, and its 159 days on market is the longest wait in the table.
The island-wide villa median of $525,000 averages these markets together. A buyer comparing a Sea Pines villa with one elsewhere on the island is looking at two segments that moved in opposite directions this year.
What Stretches a Villa Transaction
No published source explains why the villa market split this way, and this post does not offer a cause. Some parts of a condo or villa purchase do add steps that a detached-home purchase skips, and each of them can add time:
- Lender review of the whole project. When a lender does a full review on a conventional condo loan, Fannie Mae's Selling Guide checks the whole regime as well as the buyer. No more than 15% of units can be 60 or more days behind on common expenses or on any special assessment. The budget generally has to put at least 10% toward replacement reserves unless a qualifying reserve study is used. Fannie Mae also lists projects needing critical repairs, including significant deferred maintenance, as ineligible. These are national rules. Nothing in this research shows that any particular Hilton Head regime fails them, but the documents a lender needs to collect come from the regime, which adds time to the purchase.
- Master insurance on older coastal buildings. The South Carolina Department of Insurance's January 2026 coastal property report says coastal condominium associations with wooden buildings more than 50 years old near the ocean have had significant difficulty finding affordable coverage. It also notes that some associations found lower-priced wind coverage in the admitted market. A regime's insurance situation shows up in its fees and assessment history, which buyers and lenders both review.
- Short-term rental permitting. The Town of Hilton Head Island has replaced its $250 flat short-term rental permit fee with an annual fee of $150 per bedroom, separate from the business license. As the Island Packet worked out when the change was proposed, a two-bedroom permit goes from $250 to $300, and a one-bedroom or studio costs less than before. The Town also requires an HOA letter confirming rentals are allowed, where applicable, and the permit has to be in an individual's name, not an LLC's.
This describes how these processes generally work. It is not legal, tax or financial advice, so confirm how any rule applies to a specific property with your lender, attorney or insurance professional.
Reading the Fall Numbers
At the August 2026 report page, September's figures had not yet been posted as of October 13. When they come out, the most useful lines will be the year-to-date days on market and the list-to-sale ratio for the specific community you are considering, more than any one month's median. For a villa, the regime's budget, reserve figures and assessment history belong in that comparison too.
A Few Questions Buyers Raise
Are Hilton Head prices falling in 2026? Not island-wide. Year-to-date medians through August 2026 matched 2025 exactly for both detached homes and villas. Some segments did fall, including HH General villas, Port Royal and Windmill Harbour.
Does a longer days-on-market figure mean more room to negotiate? The list-to-sale ratio says otherwise so far. Detached sellers received 96.5% of list price year to date, close to the 96.8% they received in 2025.
Is South Carolina requiring condo reserve studies? A bill, H. 5204, would require reserve studies at least every three years and a move to full reserve funding. The Statehouse record shows it introduced and referred to committee, with no enactment recorded.
